2) Have you tried setting SQI clock speed from 10MHz to 1MHz?
3) Have you tried using FCUSB Pro with SPI NOR Flash mode?

1) using SOIC-8 Premium test clip out of circuit (desoldered the flash memory)
2) yeah tried different clock speeds
3) with SPI NOR Flash mode it will fail to write right away.

Could be a power issue?
 
Hmm, I am going to test this chip in our lab on Monday, and will post an update to the software if needed.

I will also buy a new 25l1605 and test again, I think it could be a bad nor flash. Did a test with a gq-4x4 and it also failed to verify.
Weird that the xport manages to successfully write it in quad mode.

Did you do some tests in the end? Same results with new MX25L1605 in SPI NOR Flash mode while using the Flashcat Pro but it works in QUAD mode.
